I’ve looked after a row of teak slatted benches along a promenade that gets hammered by salt spray every winter, and the maintenance is nothing like caring for an identical bench tucked safely inland under oak trees. You’re not just fighting off a bit of bird poop and the occasional graffiti tag. You’re dealing with a relentless, abrasive, and weirdly sticky cocktail of salt crystals, blown sand, and a humidity level that makes wood swell until it forgets its own shape.

The first big issue is salt. Salt doesn’t just sit on the surface; it gets carried deep into the wood grain by fog and sea mist. When the sun eventually comes out, that trapped moisture evaporates fast, leaving behind miniature salt crystals that physically pry apart the wood fibres from the inside. This is why so many coastal benches look fuzzy or feel like a worn-out suede brush after just a couple of years. The maintenance cycle to combat this has to be much tighter than you’d think. We’re not talking about an annual light sanding. In a place where you can taste the air, I’ve found that a thorough freshwater rinse every six to eight weeks during the spring and summer is genuinely necessary. Just a bucket of clean water, a soft brush, and a gentle but deliberate wash to dissolve and carry away the salt that hasn’t yet crystallised. Skipping this step means you’ll be sanding out deep microfractures later, not just refreshing the surface.

Then there’s the joint hardware. This is where coastal maintenance gets expensive fast. Standard zinc-plated or even galvanised steel bolts will pit and bleed orange rust streaks down the legs within eighteen months. It looks awful, and the rust expands, cracking the surrounding wood. On any public bench near the sea, you must specify marine-grade 316 stainless steel for every single bolt, nut, and washer, no exceptions. But even that stainless hardware needs a specific maintenance task: regular freshwater flushing to remove chloride deposits. Stainless steel relies on a thin chromium oxide layer to stay passive, but chlorides from sea salt actively eat through that layer. If I don’t unscrew the bolt caps, flush the cavities with fresh water, and dab on a tiny bit of marine grease every two years, the steel starts to show tea-staining, which is the first painful sign of crevice corrosion.

The finish on the timber is the most divisive topic I’ve encountered. Many councils just give up and let the wood go completely silver-grey, embracing the driftwood look. That’s a valid aesthetic choice, and it’s the lowest-maintenance path because you skip reapplying oil completely. But an unsealed bench still needs structural checks. Silvered wood develops a soft, spongy top layer of lignin-degraded cells that holds moisture like a dish sponge against the actually sound wood underneath. If you go the natural silver route, you still have to gently scrub off the biological growth every spring with a very weak solution of soap and oxygen bleach to prevent it turning black with mildew. That patina is beautiful only when it’s clean; otherwise it just looks abandoned.

If, like most landscape architects, you want to retain that warm amber or honey tone on something like plantation teak or Accoya, then coastal maintenance is a repetitive calendar of sanding and sealing. I learned quickly that film-forming varnishes and marine spar varnish are a disaster on public seating. The salt air and the mechanical flexing of the slats when people sit down cracks the brittle film, moisture creeps under the edge, and huge pale blisters lift off in sheets. You end up on your knees with a carbide scraper, cursing. The only reliable approach I’ve seen over years is using a penetrating, tung-oil-based marine wood sealer with UV inhibitors, and applying it lightly but frequently. That means a maintenance round every nine months: scuff-sand the weathered surface with a 120-grit pad to remove the dead grey fibrils, wipe the salt dust off with a damp rag soaked in mineral spirits, and then hand-rub a coat of sealer until the wood stops drinking. Leave it to cure for a solid 48 hours before allowing the public back on it, which is logistically tricky but essential to stop sand and salt being walked straight into the wet finish.

Hidden wet zones are the silent killers of coastal benches. Urban benches often have feet bolted to concrete pads or set directly into pavers. In a coastal environment, capillary action slowly draws groundwater, which is often brackish, up the end grain of the legs. You don’t see the rot because it’s hidden under a decorative stainless steel shroud or a plastic foot cap. My most crucial maintenance tip for anyone installing these benches is to always stand the legs on small rubber isolation stand-offs so the end grain has an air gap, but the maintenance check involves laying on your side once a year, unscrewing any shrouds, and probing the bottom inch with a delicate ice pick or an awl. If it feels even slightly spongy, I treat it with a liquid epoxy consolidant immediately. Ignoring those leg bases turns a decade-long lifespan into a three-year write-off.

Bird and environmental fouling also gets amplified on the coast, oddly enough. The seabirds feeding on shellfish produce droppings that are exceptionally acidic and gritty. Combined with the salt crust, they bake into the wood under strong coastal sun. My weekly visual walk-around isn’t just a casual glance; I keep a plastic scraper and a spritz bottle of diluted vinegar in my bag precisely for those dried white bombs. Leaving them for a month etches a dark stain into the lignin that no amount of sanding removes; it’s a permanent grey shadow. The same goes for splattered bait and fish guts if your bench is near a fishing spot, which many promenade benches are. A prompt scrape-and-wash prevents oily penetration that makes future oil finishes refuse to adhere evenly.

I’ll close with the mental aspect, because it’s a huge part of the maintenance nobody talks about. Looking after a wooden urban bench on the coast is a deliberate act of repair in an environment that is constantly and cheerfully destroying everything. You have to learn to read the bench’s material. When the end grain on the armrest looks like it’s sprouting tiny whiskers of loose fibre, that’s the salt calling for a wash. When the slat edges start to cup upwards by a millimetre, that’s the humidity telling you the wood wants water repellent. The maintenance isn’t a single task; it’s an ongoing relationship with a piece of urban furniture that you’re trying your sincere best to keep civilised against the sea. Do that rhythm properly, and these benches outlast cheap recycled plastic alternatives by decades, earning a dignified, glossy driftwood elegance that smells faintly of linseed oil and salt air every time you sit down.
